All the documents you need to apply for a mortgage pre-approval in the UAE

This guide explains what documents you need to apply for a mortgage pre-approval, why you need them, and how Huspy can make submitting these documents much easier.

Have you ever woken up in the middle of the night in a cold sweat wondering where your birth certificate is? Then we have good news for you. You don’t need your birth certificate to apply for a mortgage. But… you do need several other documents that you might have to dig out from under your bed.

In this post, we'll explain what documents you need, why you need them, and how Huspy can make submitting these documents much easier. This guide will help you prepare all of the documents you need to apply for a mortgage and keep any nightmares at bay

Which documents do I need for a mortgage pre-approval?

Okay, so it’s not super straightforward. The documents you need to submit vary depending on whether you’re self-employed or salaried and if you’re a UAE resident or not. And even then it’s not an exact science.

We’ve put together a list of the most commonly requested documents for each category so you have an idea of what you’ll need to pull together to prepare for your mortgage application. There may be more documents required depending on your specific case and the bank you’re applying to.

UAE Resident: salaried

  • Passport

  • Emirates ID

  • UAE residency visa

  • Residential address proof (e.g DEWA bill)

  • Salary certificate - must include your date of joining, current position, company signature, and company stamp. This letter must be printed on company-headed paper and issued within the last 30 days to be valid.

  • Labor ID (may not be necessary depending on your case)

  • 3 - 6 months of payslips

UAE Resident: self-employed

  • Passport

  • UAE residency visa

  • Emirates ID

  • Company trade license

  • Audited financial statements

  • Memorandum of association (MOA) of the company - must include all chains

  • Share certificates (if Free Zone Company)

  • Company bank account statements from the last six months

  • Personal bank account statements from the last six months


Non-resident: salaried

  • Passport (all pages)

  • Local ID

  • Overseas residential address proof (e.g your latest utility bill)

  • Your salary certificate - must include your date of joining, current position, company signature, and company stamp. This letter must be printed on company-headed paper and issued within the last 30 days to be valid.

  • Personal bank account statements from the last six months

  • 6 months of payslips

Non-resident: self-employed

  • Passport (all pages)

  • Local ID

  • Overseas residential address proof (e.g your latest utility bill)

  • Document to confirm the date of your company's establishment (This document varies depending on your country)

  • Share certificates (This document varies depending on your country)

  • Document to check profit share

  • Overseas personal credit report

  • Company bank account statements from the last six months

  • Personal bank account statements from the last six months

Why do I need these documents?

We know it looks like a lot but there is a good reason for it, we promise. The bank you are applying for a mortgage with needs these documents to verify essential information like your identity, employment status, residency status, and financial history – basically, they need to prove you are what you say you are. The bank can then make an informed decision on whether you will be able to repay your mortgage loan and therefore whether they should lend you the money or not. Think of it as evidence of your trustworthiness to pay back your mortgage loan.

How do I submit documents for my mortgage application?

If you’re applying directly through a bank or a traditional Mortgage Broker, you will most likely be told a list of documents the bank you’re applying to requires based on your case. These documents will need to be emailed or sent via WhatApp to the bank or Broker. Depending on your bank or Broker these documents might not be checked before you submit them, which often results in a lot of back and forth (normally surrounding issues with document formats or missing information) that will delay your application.

Submitting documents through Huspy

If you’re applying for a mortgage pre-approval through the Huspy Portal you’ll be asked a series of questions about your residency status, employment status, and financial history. All this information helps us to build your mortgage application and make sure we request all the required documents from you before submitting them to the bank.

When you get to the ‘documents’ stage, you’ll see a list of the documents you’re required to submit for your application. For each document, we guide you on the format the bank requires, for example, if the front and back of the document are required, PNG or JPEG, etc. If a document is blurry or in the wrong format our smart document reading technology will flag it and let you know what needs to be corrected. We also have a team of mortgage experts that check every document you submit to make sure the bank will accept it. If they spot an issue, we’ll contact you so you can update the document and correct the issue before we send it to the bank. Our team then completes your mortgage application for you (trust us, these forms aren’t easy) based on the documents you submit to us. All you have to do is sign it, which you can do digitally. This will save you a lot of time in potential application delays later in the process!
